Roof Frames, Insulation and Covering Construct

In NZ, the most common finish on roofs are corrugated zincalume steel roofing, trough zincalume steel, concrete tiles and decrabond steel tiles roofing. While the most common roof pitch is between 20 to 25 degrees. The costs estimates below are for a total construction of roofs from the timber frames right through to the roof covering. The cost estimates include the following:


  • Timber frames of up to 10m in overall span with trusses, purlins, ceiling joists, bracing and standard fascia
  • Fibreglass insulation to ceiling (no ceiling linings)
  • 125mm zincalume eaves gutter, building paper, netting, battens (where required) and
  • Sheet roofing of 0.55mm thickness which is premium quality. Note: standard quality is 0.4mm thickness
  • Labour



Corrugated steel sheet roofing


This is the most common profile of roofing used in New Zealand. Zincalume steel (or zinc steel) is resistant to rusting and corrosion. The price of zinc steel is similar to Colour steel which is steel coated with paint.

Trough section profile zincalume steel sheet roofing


This profile is generally used in commercial buildings as even though the profile is plain, it can span a further distance for large roofs. This comes in Zincalume steel (or zinc steel) is resistant to rusting and corrosion or coloursteel. The price of zinc steel is similar to Colour steel which is steel coated with paint.

Metal Tile roofing - plain coloursteel or stone chip coatings with acrylic finish.


These are press metal tiles whereby the tiles can be plain coloursteel or  coated with a stone chip which provides it with a textured finish.

Insulation only


The cost to insulate the cavity between the roof and ceiling with fibreglass insulation such as pink batts is estimated to be $14-$16 per square metre.
